Service Limitations and Scope
What We Inspect
Our inspections are visual examinations of readily accessible areas and components. We inspect:
- Accessible structural components
- Visible electrical, plumbing, and HVAC systems
- Operating systems using normal controls
- Readily observable conditions
What We Don't Inspect
Our inspections do not include:
- Concealed or inaccessible areas
- Specialized testing (radon, mold, asbestos)
- Code compliance verification

- Items requiring disassembly

Booking and Payment Terms

Inspections must be scheduled in advance. We require:

- Cash, check, Venmo, Zelle, CashApp accepted
- Additional fees may apply for travel

Client Responsibilities
Clients are responsible for:

Ensuring safe and unobstructed access to all areas of the property to be inspected, including utilities being operational.

Reviewing and signing the inspection agreement before the inspection begins, understanding the scope and limitations.

Obtaining qualified professional evaluation for any conditions requiring further investigation or specialized expertise.
⏰ Timely Communication
Providing accurate property information and promptly communicating any changes or special requirements.
Liability and Disclaimers
Service Limitations
Our liability is limited to the fee paid for the inspection service. We are not liable for:
- Consequential or indirect damages
- Conditions not visible or accessible
- Future changes in property condition
- Code compliance issues

Claims must be made in writing within one year of the inspection date. Any legal action must be filed within two years of the inspection date.
