The Concept
Our pre-offer inspection is a full home inspection, performed at a discount because a written report will not be generated until required. The buyer receives a complete professional walkthrough of the property and can ask questions throughout.
What is Examined?
The same systems covered in a standard home inspection: structure, foundation, roofing, exterior, electrical, plumbing, HVAC, attic, and all accessible components. The inspector operates systems under normal conditions and discusses findings on the spot.
The Benefit
If your offer is not accepted — or the findings are more concerning than expected — you have not spent money on an unnecessary written report. You pay for the knowledge, not the paperwork.
How It Works
At the Inspection
- A full home inspection is performed at a reduced fee because a written report is not generated.
- The inspector walks through all accessible systems and components with you, summarizing findings at the end.
- You ask questions and get a clear picture of the home's condition before writing your offer.
- Come prepared to take notes — there will be a significant amount of information presented verbally.
If Your Offer is Accepted
- Contact the inspector and pay an additional fee to receive the written report.
- The additional fee is equal to the original discount off the standard inspection price.
- Allow time for the report — the inspector will need to review their photos and notes before generating the report around their current schedule.
- The completed report can be used for negotiation, disclosure review, or your own records.
Important — Come Prepared to Take Notes: Since a written report won't be generated at the time of inspection, it's essential that you take notes during the walkthrough. Without written notes, important details can be forgotten between the inspection and when you decide whether to proceed with an offer.
