What is Examined?

The same systems covered in a standard home inspection: structure, foundation, roofing, exterior, electrical, plumbing, HVAC, attic, and all accessible components. The inspector operates systems under normal conditions and discusses findings on the spot.

How It Works

At the Inspection

If Your Offer is Accepted

  • The additional fee is equal to the original discount off the standard inspection price.
  • Allow time for the report — the inspector will need to review their photos and notes before generating the report around their current schedule.
  • The completed report can be used for negotiation, disclosure review, or your own records.

Important — Come Prepared to Take Notes: Since a written report won't be generated at the time of inspection, it's essential that you take notes during the walkthrough. Without written notes, important details can be forgotten between the inspection and when you decide whether to proceed with an offer.
